How We Work Together

We both have our jobs to do. Our approach makes closing easy! 

TC Responsibilities

Listings (pre-contract)

Pre-open escrow if requested. 

Set up listing in Broker specific file management platform.

Review listing agreement and accompanying documents.

Upload listing documents to broker platform.

Send SPQ and TDS to client for completion and agent review. 

Compile statutory and broker specific disclosures and send for client signatures. 

Pulls all items in Residential Sale (contract to close) list below.

Residential Sale (Contract to close)

Send introduction to clients.

Send introduction to co-agent, TC, lender, and escrow to establish communication.

Create and maintain transaction timeline based on contract terms.

Send timely due diligence reminders to necessary parties.

Follow up with escrow regarding receipt of earnest money deposit.

Coordinate the ordering of HOA Documents with escrow.

Ensure preliminary report, home warranty and NHD are ordered/provided.

Send seller provided and broker required disclosures to client for review and signature.

Manage all required documents and upload to broker file management platform.

Conduct weekly audit of broker file for DRE compliance, execute needed corrections, and request pending documents to ensure file is complete prior to close of escrow. 

Maintain a shared copy of file in secure Google Drive location.

Track and record all email communications for broker file. 

Agent Responsibilities

Provide your log-in information for all platforms used for transactions.

Provide fully executed contract, proof of funds and pre-approval letter. We will not execute/send offers or listing agreements for signatures unless set up and signature package has been purchased.

Provide client contact name, phone and email.

Negotiate all terms, repair request/response, credits, timeline extensions, and contract changes and notify TC.

Advise clients on all real estate matters (we will not provide real estate advice on your behalf).

Schedule inspections and forward reports to TC.

Communicate with lender regarding appraisal and
clear to close status.

Keep your TC informed of any and all changes to transaction terms.
